Pinnacle’s Greg Mark, Senior Vice President of the East Coast, recently spoke on a panel at the Marcus & Millichap Multifamily Forum Southeast 2018. In a session addressing “Tenant Drivers, Technology and the Evolution of Property Management,” he was joined by five other industry leaders and moderator Jody McKibben of Marcus & Millichap.
Greg discussed technologies and innovations that he believes are making buildings smarter, such as keyless door entry systems, nest thermostats, mobile maintenance and leasing platforms. He also mentioned how operators might attract both millennials and empty nesters to the same property by creating active lifestyle friendly amenities. Examples include bike storage and repair stations, kayak storage, pet runs and spas, fitness on demand and social events catered to each of the demographics.
When discussing the importance of property analytics, he suggested that site teams focus less on the flood of analytical data and more on the basics like rent collection, leasing and renewals, maintenance (preventative and reactionary), expense management, customer service and swift meaningful communications with our residents.
Greg also talked about package lockers and the potential evolution of parcel deliveries to resident. Package concierge services like Fetch were discussed as an option to combat overcrowded lockers and helping streamline the efficiency and ease of lifestyle for the resident.
